    • Clay, silt, peat and loam are cohesive soils; soft, clumpy and absorbent. They can become saturated with wastewater escaping from leaky drains, resulting in subsidence. The soil may also sink if it later dries out and shrinks.
    • Sand and gravel are non-cohesive soils; coarse, gritty and non-absorbent. As wastewater travels through them, soil particles can be washed away, resulting in subsidence.

    Clay soil is most at risk of subsidence – it can swell and shrink dramatically. Period properties are also particularly vulnerable, as their foundations are generally fairly shallow.
