This destructive process is known as subsidence and is every property owner’s worst nightmare.

    Subsidence can create dramatic, fast-expanding cracks in walls. In fact, it can undermine buildings’ structural integrity to the extent they become unsafe. Plus, a property that develops subsidence can lose as much as 25% of its value, as estate agent Sold.co.uk points out.

    • Clay, silt, peat and loam are cohesive soils; soft, clumpy and absorbent. They can become saturated with wastewater escaping from leaky drains, resulting in subsidence. The soil may also sink if it later dries out and shrinks.
    • Sand and gravel are non-cohesive soils; coarse, gritty and non-absorbent. As wastewater travels through them, soil particles can be washed away, resulting in subsidence.

    Clay soil is most at risk of subsidence – it can swell and shrink dramatically. Period properties are also particularly vulnerable, as their foundations are generally fairly shallow.

    • Doors and windows stick or swing open, as they’re no longer properly aligned with their frames.

    • Floors sink, becoming uneven.
    • An extension or conservatory pulls away from the main building.
    • The property leans to one side.
